A location scout’s real job is risk removal. The photograph is the easy part; what sinks a day is the driveway that will not take a ten-ton, the neighbor who calls at 6:40am, the panel that cannot carry the lighting package.

So every estate we represent carries a standing technical file, kept current by people who have actually stood on shoot days — and you get it with the shortlist, not after you have committed.

How it runs

Brief to shortlist, inside a day

Send script pages, a mood board or one sentence. Within 24 hours you get a shortlist from the portfolio with each property’s technical file: light windows by season, power capacity, crew maximums, load-in routes, dolly runs, permit and neighbor history.

Scouts and holds

Director scouts are usually arranged within 48 hours, tech scouts with your key departments before shoot week. One agreement covers the location, insurance requirements, permit data and neighbor notice — your dates lock while you finish prep.

Shoot day and wrap

An estate manager is on site from load-in to wrap for gates, parking, power and the fast yes when the plan changes at lunch. Afterwards the house returns to owner condition on a documented reset, which is why these owners keep saying yes.

How quickly can you confirm a location hold?
For most properties, within 24 hours of receiving your brief and dates. Estates with resident owners may need 48 hours. A signed location agreement and deposit lock the dates; until then we flag competing interest in real time.
Do you handle filming permits?
We prepare the property-side packet — legal parking counts, generator placement, sound windows, neighbor history — and coordinate directly with your production coordinator on the FilmLA filing. Productions remain the permit holder; we make the filing fast and accurate.
Can we scout before booking?
Yes — director and tech scouts are part of the process. First scouts can usually be arranged within 48 hours, and full tech scouts with your key departments before the shoot week.
What does the day rate include?
The location, the estate manager on site and the standard reset. Overtime, additional units, extended hours and specialty riders are quoted line-by-line in advance — our agreements have no discovery-after-the-fact clauses.
