Between productions, select estates open for stays managed to hotel standard: hospitality-grade housekeeping, concierge provisioning, and 24-hour guest support. Listings run across Airbnb, VRBO and Booking.com under our management, but the experience is set by the house itself — arrival at Solana or Vela needs no lobby.

Galas, launches and weddings in rooms no venue can imitate.

A ballroom is a rental; a home is a story. We stage dinners for twelve and galas for three hundred inside the portfolio’s estates — with the estate’s own staff, vetted caterers and production-grade lighting and sound partners who already know each house. Guest count, amplified-sound windows and valet logistics are confirmed in writing before you send a save-the-date.

Film & photo locations

Camera-ready estates with the technical questions already answered.

Producers do not book houses; they book certainty. Every location in our portfolio carries a standing technical file — light windows by season, power capacity, crew maximums, load-in routes, dolly runs, permit and neighbor history — maintained by people who have stood on shoot days. Send the brief and we return a shortlist within 24 hours, hold your dates with one agreement, and staff the day from load-in to wrap.

This is where Lux Life Estates began: helping owners of remarkable homes maximize revenue without surrendering their peace. We combine location licensing, event hosting and short-stay income into one managed calendar — listing optimization, dynamic pricing, professional marketing, guest and production vetting, and concierge-level care of the property itself. You approve the calendar; we run everything on it.

Frequently asked

How quickly can you confirm a location hold?
For most properties, within 24 hours of receiving your brief and dates. Estates with resident owners may need 48 hours. A signed location agreement and deposit lock the dates; until then we flag competing interest in real time.
Do you handle filming permits?
We prepare the property-side packet — legal parking counts, generator placement, sound windows, neighbor history — and coordinate directly with your production coordinator on the FilmLA filing. Productions remain the permit holder; we make the filing fast and accurate.
What insurance do productions and event hosts need?
A certificate of general liability (typically $1–2M) naming the owner as additionally insured, plus a refundable damage deposit scaled to the property. Requirements are stated in the location agreement, so there are no surprises in prep week.
Can we see a property before booking?
Yes — director and tech scouts are part of the process. First scouts can usually be arranged within 48 hours, and full tech scouts with your keys departments before the shoot week.
I own a luxury property. How do I join the portfolio?
Start an inquiry and tell us about the home. We evaluate light, architecture, logistics and neighborhood fit, then model what the property can earn across film, events and stays. Onboarding includes professional photography and a full technical file.
What does booking cost beyond the day rate?
Day rates include the estate manager and standard reset. Overtime, additional units, event staffing and specialty riders are quoted line-by-line in advance — our agreements have no discovery-after-the-fact clauses.
