Hotels and ballrooms are neutral by design. A house is not: it has a staircase people remember, a courtyard that turns at dusk, a view that does the work a floral budget cannot. That is the whole argument for hosting inside the portfolio.

What makes it possible is the unglamorous part — capacity, power, sound windows, parking, neighbors, insurance. Those answers already exist for every estate we represent, in writing, before you commit to a date.

How it runs

Matching the house to the night

Send the format, the guest count and the mood. We return two or three estates that genuinely fit — not the biggest, the right one — each with its capacity, curfew, valet plan and the floor area you actually get once the tables go in.

Building the production

Caterers, lighting and sound, florals, staffing, security and valet come from partners who have already worked each house and know where the power sits and where trucks can turn. Bring your own team if you have one; we will run the load-in with them.

Running the evening

One estate manager owns the night: gates, staff, timings, the noise curfew, and the fast decision when the weather or the schedule changes at seven. The house is reset and inspected the next morning to the same standard a production gets.

Frequently asked

How many guests can these estates hold?

From an intimate twelve to roughly three hundred, depending on the property. Capacity is set by parking, egress and the neighborhood as much as by floor area, and every estate carries a written maximum we do not exceed.

Can we bring our own caterer and planner?

Yes. Outside vendors are welcome once they are insured and briefed on the house rules. If you would rather not assemble a team, our vetted partners already know these properties and can quote the whole evening.

What about noise, curfews and neighbors?

Each property has an amplified-sound window and a curfew stated in the agreement, and we handle neighbor notification ourselves. Music generally moves indoors or drops in volume at the stated hour — it is the reason we can keep hosting.

What insurance and deposits are required?

A certificate of general liability naming the owner as additionally insured — typically $1–2M — plus a refundable damage deposit scaled to the property. Both are stated up front, never discovered later.
